The Zone
The ocean end is the last row. Twenty-six parcels, drawn from the county tax map as every parcel with frontage on Ocean Boulevard plus the southernmost parcel on each side of each of the eleven avenues, with the Town's two ocean-beach tracts at the foot of them. Twenty-two carry houses. The shoreline curves, so the row is not a straight line: on Hewlett and Inwood it sits about 300 feet further south than it does on Baldwin. Lots are larger and less regular than the block behind — a median 4,475 sq ft, a tenth of them under 2,600 and a tenth over 9,600 — and 17 of the 26 are corner parcels, because the row turns the corner onto Ocean Boulevard. Houses run to a median 2,292 sq ft of living area, and 86 percent of them date from before 1960. The beach is at the end of the front walk. The bay side of the hamlet is a ten-minute walk north.

How the zone is drawn
The row of parcels nearest the beach, defined from the county tax map rather than by eye: every parcel with frontage on Ocean Boulevard in the tax-map frontage table, plus the southernmost parcel on each side of each of the eleven avenues inside the ocean block. Sides are split at the midpoint between the westernmost and easternmost parcel centroid on that avenue; centroids are Nassau County GIS parcel geometry; the Town's two ocean-beach tracts at the foot of the avenues are in, and other public tracts over 13,000 sq ft are excluded from the per-avenue test. On Mineola Avenue the last row is also the inlet row, so two parcels appear on both pages.
